Residential real estate sales witnessed a downturn last year and 2009 might see more of the same.
The Economic Information Daily reports that in some cities such as Changchun in the Northeast, property developers have sold houses at below-cost value to group buyers that purchased them in bulk. The unusual measure was taken in order to raise capital to finance other projects.
However, analysts say this could put buyers at risk since there may be a chance that the cash flow is too weak to maintain further construction.(www.hXen.com)
What's even worse is that company executives still received high salaries last year, despite issuing calls for the government to help boost the industry.
The paper points out that the real estate industry does not need an official stimulus plan, but rather an adjustment for healthy development. And the current financial crisis may just be an opportunity for the industry to comprehensively adjust itself in areas such as project development models, product structure, and the relationship between supply and demand and prices.
