理财是一门很大的学问，你不理财，财就不会理你，尤其是对于要买车购房的朋友们来说科学理财更为重要，经济危机来了，我们就不能买奢侈品了吗？做好理财计划，经济不景气也可以买房子。

So, from buying a house to buying a car, let's answer some key financial questions now for 2009, we're joined by one of our favorites Jill Schlesinger. (Good morning) Good morning to you who's a financial planner. Let's start with housing. Uh my wife and I have been talking about this, should we buy a house now? What, when is the right time to do it?

I think you start looking right now, a couple of things that are really interesting.

No.1: mortgage rates have fallen to all-time lows.

No.2: prices have gone down in some areas by over 30%, it's sort of startling to think about that. So when you're out West some of the areas that had been hit the hardest by the housing crises, I would be looking in 2009 if you are a qualified buyer. If you're in an area that hasn't gone down as much, just be patient, you can take your time.

Deals to be had depending on where it is. Let's talk about refinancing, we've heard about potentially, mortgage rates of 4.5%, possibly, is it time to refinance now?

If you can qualify and that's a big IF, (that is a big IF), because we don't know, you, we're, maybe with the Obama's stimulus plan that gets unveiled in 2009, more people can qualify. But right now, you still need good credit, if you've got good credit and you need to refinance or you can refinance, go for it, 5.14% is fantastic.

Yeah, it's cheap. Talk to you about the other day, you've gotta a huge deal on a new car, thousands of dollars off lists, so let's talk about cars right now, vehicles, whatever, is it time to buy a car right now?

Well, if you need a car, go buy a car, that's the thing. If, if you don't need a car, don't do it. But, you know, the, the big three automakers are obviously under tremendous pressure, there are deals to be had. Yesterday, GM's financing arm GMAC announced a brand-new deal.

No.1: they're lowering the credit score available for renew financing.

No.2: zero percent financing on a bunch of cars, could be a really interesting opportunity for you.

They are all having trouble right now, how about take a vocation? Seems odd in a recession to maybe take a vocation, but there are deals out there.

Well, just because there is a deal doesn't mean that you should actually do it, my mother likes to say when she saves money on sale that she's made money. It doesn't actually work that way. So, last year was the year of the stay-cation. 2009 we are calling it the nay-cation. No, you know, not a lot of travel if you don't have to, again we are in a recession, times are tough, you should be taking that money, stockpiling cash, using your head, if you're going to go away, there are great deals, bargain hunt.
